As change is only constant thing, similarly development is the process to bring the change. Such a wave struck the city of Ahmedabad which tends old societies to opt for their redevelopment. Many old societies some of which are often used as landmark in neighborhood cities or in same city have made a move towards developers of societies to take step for redevelopment.
Gujarat Ownership Flats Redevelopment Bill (GOFR) was passed by State Assembly of Gujarat when approved by President on May 1st of this year. This bill was passed as a result of huge number of recommendations made by residents during later period for redevelopment. According to some rough calculations nearly 800 societies have made appeals to agent (realtors) of societies for this adopting ongoing trend of redevelopment, as informed by developers.
“Out of those 800 societies which opted for redevelopment, almost 700 societies are one which have completed more than 25 years and left ones are those which were affected during earthquake which stroked this place in year 2001.” stated by Ashish Patel, holding President post of Gujarat Institute of Housing and Estate Developers (GIHED).
Patel later showed concern about state government’s making delay in issuing notification for GOFR rules and to make clear other related legal procedure where in some cases condition unusual arose that 25% members of societies does not give their concern regarding redevelopment to realtors.
Jitendra Shah, founder of Urban Redevelopment Housing Society Welfare Association (URHSWA) with giving rough estimate about proposals for redevelopment stated that, “They received about 310 applications from all over city covering major areas, with 42 from societies in Paldi, nearly 38 from Navrangpura, also 30 from area of Maninagar, while 24 from Vadaj and Vasna each which are eager to opt for process of redevelopment.
Agents were bit astonished when societies including Vardhaman Flats on Ashram Road, Muktidham Apartment in Thaltej, Vishrut Flats in Memnagar approached for this process of redevelopment.
Kartik Vora, one of resident of Purnima Department near to Shreyas crossroads shared his views by stating, “All of them are eagerly waiting for government notification regulating GOFR rules and further shared that there are many loopholes in existing development laws as it does not enforce developers to perform their duties while executing this task of development.”
