Three committees which have been set by three town planning department have submitted the three set of building rules for corporation’s municipalities and panchayats.
Trivanthapuram: It’s been long three years that the government of Kerala has pitched the rebuild Kerala initiative after this the new building rules for panchayats and local bodies will soon be notified.
Local self government (LSG) Minister AC Moideen said that new rules have been prepared and it will be notified soon which will be contrary to the initial plans of three set of rules, LSG department will notify two set of rules — Kerala panchayats building rules and Kerala municipality building rules.
The notification of new rules is expected at a time when post disaster need analysis (PDNA) report prepared by UN had left scathing remarks on building rules in the state. “An FAR (floor area ratio) of 4 is comparatively high, and to have it applied uniformly across regions is an unsafe practice,” it said.
Subsequently the report pointed out that the issues with existing building rules are: (i) they do not differentiate between the distinct climatic and geologic regions across the state and (ii) require a uniform FAR of 4, for the whole state.
Official clearly said that “the focus will be on addressing inaccuracies in building rules with regard to figures for instance how height is ascertained. In some cases rules are scattered, so all these will be compiled in a simplified manner. It will also stress on evaluating various aspects based on single area concept.”
