After the implementation of Real Estate (Regulation & Development) Act 2016 (RERA Act), customer buying process is completely changed. RERA registration number for both builders & agents has become mandatory for any builder & agent to do business with the homebuyer.
Every builder has to register his project with the concerned State Authority RERA website, any homebuyer can check the RERA registration number of the particular project which has been shown by the builder in the RERA website. Also, the customers should check with the RERA registration number of the agents with whom they are dealing with. Homebuyer has every right to inquire RERA registration number of builder project & with real estate agents & cross-check it with State Authority RERA website.
If the customer after booking the flat/villa/plot directly from the registered builder or with agents & face any issues with them, then he can register a complaint in the RERA website after paying certain prescribed fees online & it would be acknowledged. RERA authority will solve the grievance of the through its special tribunal. If the complainant is still not happy with the order of the RERA authority, then he can appeal to High Court of their respective State.
In a nutshell the Real Estate (Regulation & Development) Act, 2016 is making the real estate sector to function in an organized way. RERA authority of the respective state had disclosed the sale agreement clauses on their website & asked for the public opinion which is a healthy move in a step towards working in an organized way. The homebuyer should check regularly for the updates in the RERA websites of their respective State.
